Fitzsimmons Design was selected to participate in the 38th Baltimore Symphony Show House at Silo Point. The space they were assigned was a penthouse condo on the 23rd and 24th floors of a silo built in 1923, complete with a harbor view. Fitzsimmons decided the challenge was to humanize the room and make it more of an inviting living space. To that effect, great white sheets reminiscent of sails were floated over the main seating area, where they also added a custom-built cocktail table and wet bar. The oar-lined wall completes the coastal influence. Located in Queenstown is a project that Fitzsimmons considers one of her favorites: the Wye River Home. Across the 6,000-square-foot home, the clients and the Fitzsimmons team completely revamped and upgraded the existing features. They ended up with a comfortable home drenched in gold, and light streaming in from four floor-to-ceiling bay windows placed side by side.

To start, we’ll look at Dickson’s featured design in House Hunters Renovation. For the Bethesda couple, she planned an open kitchen and a master bedroom. Work included relocating a powder room to open up the kitchen, which led to structural issues that were skillfully resolved by the team. The final result was painted in a neutral, room-enlarging color palette.

Nowhere else can Hajj’s worldly influences be seen than in the exquisite design of family room. The colors seem as aged as the furniture, the decorations are plucked from Japan, America, Africa, and China, and it all contrasts with the modern rug. Hajj’s work creates a sense of wandering in space and time in one’s own home. This aesthetic is apparent again in a dining room arrangement. The eye starts at the European-style lanterns hanging above and flanking the classic American dinner table, and lands on the Eastern-looking painted, clay vase with delicate flowers. Even when the décor in the room is at its most varied, as seen in one of Hajj’s library treatments, all of the items collaborate together to draw a unified whole, even with otherwise disparate items, like the classic European portrait next to the Australian print. The tapestry echoes the colors of the seating, and the fireplace tiling complements the porcelain on the mantle.

In designing the interiors of the Sagamore Pendry hotel in Baltimore, Sutton discovered a quality of the hotel that he calls “gritty luxury.” Meaning, beneath the opulence of Sutton’s design, Baltimore’s industrial history is alive and breathing. The central rooms are glitzy and chic, and yet wrought iron hides at the edges. There is green vegetation, but there is also unfeeling concrete. The bar tops seem to glow from within, and the bar stools sit side by side as if in a factory line. The hotel would go on to earn rave reviews from the Baltimore Sun and the New York Times.

Rita St. Clair’s design philosophy is summarized in three verbs: personalize, provide, and perfect. The Baltimore design firm is an establishment of the city, having been founded in 1968 by Rita St. Clair. Over the course of her 50-year career, St. Clair has found success taking on both residential and commercial projects from companies that are household names to us today. One of the many designs St. Clair has completed was for Baltimore City Hall. The Neo-Baroque structure was erected in 1875 by the architect George Aloysius Frederick. Over a hundred years later, it would be renovated by Rita St. Clair. She worked alongside other big architects in the city, and it took them two years to complete. The project’s costs came to total $10.5M. Another extravagant project included in St. Clair’s portfolio is the Palmer House Hilton. With its light-lined walls, golden accents, painted murals, and glowing chandeliers, the design almost looks otherworldly. Here, St. Clair works with shapes and patterns to create magnificent, large spaces that follow eye-catching patterns when looked at from afar, and provide intricate detailing when viewed up close.

The two projects encapsulate the growing presence of young professionals in the Maryland landscape, and the demands firms like Arium must rise up to meet. Columbia Association’s new office aimed to provide a functional space that allows for employees to stay happy and productive. To that end, Arium’s design emphasized natural light, collaborative spaces, and consistent branding. An example of such a collaborative space is the informal breakout spaces constructed for Columbia Association employees to hold casual discussions. For the less-established yet fast-growing Social Technologies, Inc., Arium’s design implements similar measures. The primary conference room was given a glass wall to provide that open feel, and bold splashes of color can be seen on some of the walls. Its work on RK&K is one of its most recognizable works. A 116,700 square foot workspace, this facility perfectly reflects RK&K’s work as a national civil engineering firm. With its identity woven through the building’s design and architecture, this project was given the 2018 NAIOP Award of Excellence for Best Interior Rehab. Another of its notable projects is its design for the video game company, Firaxis Games. Their headquarters are located in Sparks, MD and cover an area of 35,000 square feet. Arris, a Design Studio Inc.’s design of the workplace is colored in the company’s trademark orange and allows for several spaces for the video game developers to collaborate with each other, while still allowing for natural light to filter into the office. Further south in Owings Mills is the headquarters and showroom facility Arris designed for Douron. The green office space features a creative wall set-piece symbolizing the creativity of the furniture dealership. A project that involved full-service architecture, interior design, and furniture, fixtures, and equipment work, its goal was to expand the space for meetings as well as for informal gatherings. The project covered 5,500 square feet and also managed to create additional work stations in the office. Also featured is Brown Craig Turner Architects’ work at 7000 Columbia Gateway Drive. The scope of the project was similar to that of the Double Positive project, but this time covered an area of 10,000 square feet. Where the Double Positive space is colorful and reflects trending business practices, 7000 Columbia is more austere and traditional, with a more utilitarian design.

CA Ventures first found success operating on student living environments. They wanted the design of their headquarters to reflect and leverage that student connection. CannonDesign attempted to capture the spirit of higher education while taking design notes from college campus environments. The effects of this decision can be seen down to the floor plan, which operates similarly to a campus plan. The workplace incorporates a biowall to emphasize its green functionality, and authentic materials like wood and exposed brick columns are reminiscent of student facilities. CannonDesign’s eye for aesthetic is also evident in its work on the Metropolitan Capital Bank engenders a feeling of stability in its clientele with lines reminiscent of Mondrian paintings. The firm was responsible for updating the aesthetic while also maintaining the integrity of this national landmark.

The workplace covers an area of 18,200 square feet and implements what the real estate services firm calls an “activity-based workplace” solution. To achieve this, Design Collective created a more collaborative office space to contrast with Cushman & Wakefield’s older, more enclosed model. The team designers allowed the office to take advantage of harbor views and included private rooms for more focused work. Additions consisted of a library and Focus Rooms. Another notable project is the firm’s work for Johns Hopkins University where Design Collective fit out their Technology Ventures and FastForward Accelerator space, which aims to support the university’s entrepreneurial communities. The 37,000 square-foot location includes 17,000 square feet of start-up labs and an 8,000-square-foot hub for FastForward Accelerator, and a 12,000 square foot office space for Technology Ventures. The project allows the hospital to increase staffing efficiency and the square footage of the unit. The patient rooms are ADA-compliant, and features like medicine cabinets and bathrooms are strategically located to maximize efficiency. Located 15 minutes away, west of Towson University, is the Center for Eating Disorders at Sheppard Pratt which required expansion and renovation. The space accommodates 11 new clinicians, additional waiting area space, and an expanded administrative support center. Hord Coplan Macht designed the new client-facing lobby to be more welcoming, with cool, blue and grey tones in the artwork and the furniture.

Most notably, it features a glass entry tower that bathes the space with natural light, and a Red Barn Addition reminiscent of rural Baltimore county. Another notable project in its portfolio is the Crackpot restaurant in Bel Air. Design Collective repositioned, reorganized, and renovated the 6,400 square foot Harbor Market Kitchen & Cafe at the National Aquarium in Baltimore. The team’s goal was to create a space that could accommodate the daily estimated 4,000 customers. Since the existing space found it difficult to accommodate this number sustainably, the firm designed a new cafe layout, installed an open kitchen, and used recyclable and renewable materials with energy-efficient systems. The environmentally-conscious redesign included elaborate recycling and compost collection bins. The firm also installed an attractive feature wall that simulated ripples of water using blue LED lighting.

Standing in one of the Baltimore area’s first suburban shopping districts is a historic building that was constructed in the mid-20th century. While it was used as a store for Hess Shoe, today it is a restored restaurant known as Shoo-Fly Diner, which exhibits a traditional American feel. The first floor is home to a bar while the second floor houses the restaurant for table service. The upper level also features classic, U-shaped diner counters that provide views into the open kitchen—a current trend in Baltimore restaurant design. Foundry Architects’s work at Beau Thai in Washington, DC is another project that displays the firm’s flexibility. While the previous project was pure nostalgia in its design, this Thai restaurant blends the present with the past. The structure of the restaurant is industrial—the exposed ceiling, the concrete floor—yet at the same time, faded photos of the owner’s family, taken from their homeland, adorn the walls.

Heath Design keeps Baltimore’s history alive by incorporating into the design the exposed ductwork, the brick walls, and the original warehouse windows. The 8,500 square foot restaurant also features an open kitchen and inviting linen-covered tables. Alongside this project are Lemongrass and Tsunami, which are two Asian-themed restaurants occupying the site of a former warehouse. Its biggest draw is the two-story Buddhist statue visible from both the Thai and Japanese halves of the building.

Described as a cozy, go-to restaurant, the structure was an Honorable Mention for the 2016 AIA Baltimore Excellence in Design Awards. One of the judges commented positively on the compact design of the restaurant, which used to be a small-scaled row house. Rohrer Studio’s work with renovated row houses continues with the Salt restaurant and tavern in Upper Fells Point. The bar’s most eye-catching features are the light fixtures hanging above the bar, which glow green over bar guests. The hip bar area contrasts the exposed brick walls of the rest of the restaurant, blending the old and the new. This design won Rohrer and team an ASID Maryland Interior Design Award.

Aside from this client, SM+P Architects has completed projects like the restoration of the B&O Railroad Museum and the Bromo Seltzer Tower. When it comes to restaurants, most of the projects it has crafted are included in lists of Charm City’s best places to eat. Currently, these projects are guided by the expertise of company president Walter Schamu and vice president Charles Patterson. While Schamu is known throughout the region as an expert in historic architecture, Patterson, with 20 years of experience, acts as the director of design. Walter Schamu, FAIA, has been the president of SM+P. He is known throughout the region as an expert in historic architecture and is also the founder of the Baltimore Architecture Foundation. Vice President Charles Patterson, AIA LEED AP, has been with the firm for 20 years and acts as the director of design. The Baltimore Sun’s 50 Best Restaurants of 2016 includes six of their clients, two of which are listed below.

Featured Projects

In 2016, The Baltimore Sun released a list of the 50 Best Restaurants which includes six of the firm’s clients. The Woodberry Kitchen was named No. 3 on The Baltimore Sun’s list and No. 1 on a similar list compiled by the Baltimore Business Journal. While local artisans worked on architectural details, SM+P Architects designed the interior light features and bench seats. To remind visitors of the former industrial shell space’s origins, stacks of cut lumber hover above the wine shelves. The design also features a large glass wall that separates the interior from the surrounding neighborhood outside. Alongside this project is The Alma Cocina Latina which took the 8th rank in The Baltimore Sun’s list. A restaurant that replaced an old can company building in Canton, the new space’s design allowed for more natural light to flow into the space that utilized a palette of colors. Another notable feature is the restaurant’s new corten and cypress “tunnel” which pierces the restaurant’s original brick facade.

Turning a vacant space into a classy restaurant was a $1.2 million project awarded to Urban Design by the Ritz-Carlton Residences in Inner Harbor. The 5,500 square foot space that has become the SIP Kitchen & Wine Bar features wood and iron light fixtures reflecting the city’s industrial past. It also features wall installations that display the 72 different wines guests can self-pour. The restaurant’s opening was covered in the Baltimore City Paper and Baltimore Magazine. Alongside this project is Marie Louise Bistro in Mount Vernon, in which the former site of Gampy’s Restaurant was restored and expanded into the French-Mediterranean restaurant. Now sporting blonde wood furnishings with a pressed-tin ceiling hovering above, this beautiful restaurant was featured in the Baltimore Sun.
